Is your automatic roller shutter not working? You pressed the button to open it in the morning, and the motor either made no sound at all or the shutter stopped halfway. In North Cyprus we use roller shutters almost every day against the summer heat, dusty winds and, in coastal areas, salty air, so faults like this are frustrating. In this article we explain, in plain language, the simple checks you can safely do yourself when your shutter is not working, the likely causes by symptom, and the situations in which you should call a specialist service.
First, an important note: the shutter motor, control panel and electrical connections are a job for specialists. In the sections below we only describe risk-free steps such as checking the remote battery, the switch and visible obstructions. Opening the housing, disconnecting cables or tampering with the motor is not something you should do.
How does an automatic roller shutter work?
An automatic roller shutter system basically consists of four parts: the shutter curtain made of slats, the tubular motor that winds and pulls the curtain, the side guide rails and the control unit. The control can be a wall switch, a remote control or a smart home system. The motor receives the command from the control and winds the curtain up or lets it down. Some systems also have extra features such as obstacle detection and sun and wind sensors.
If any link in this chain fails, the shutter may not respond. The problem is often not in the motor itself but in the control, the power supply or an obstruction caught in the rails. That is why looking for the fault in the right place saves both time and money.
Shutter types and fault behaviour
Surface-mounted, box-type and recessed shutters all work on a similar principle; however, in systems recessed into the box the motor is hard to reach, so diagnosis is mostly left to a specialist. In systems with open side rails, dust and sand build-up is more common.
Do these simple checks first
Before calling for service, try the following checks in order. None of them requires tools and all are safe.
- Try the same shutter with a different control. If the wall switch works but the remote does not, the problem is most likely the remote.
- Replace the remote control battery. When the battery is weak, the remote sometimes sends a signal and sometimes does not, which makes the fault look strange.
- Make sure the house has power. After a Kıb-Tek power cut, some electronic units may need to come back online; check other sockets and lights.
- Look for any visible obstruction in front of the shutter or in its rail. A flower pot, furniture, the edge of a curtain, a tree branch or accumulated debris can stop the curtain moving.
- Listen for a faint sound from the motor while pressing the control button. If you hear a sound but the curtain does not move, there may be a mechanical jam or a gear problem; note this and tell the service team.
- In systems with sun and wind sensors, the shutter may have switched to automatic mode. Switch it to manual mode and try again.
Tip: When you call the service, describing which checks you have done and when and how the shutter stopped speeds up diagnosis considerably. If possible, take a photo or a short video.
Possible causes by symptom
The table below summarises common symptoms together with their possible causes. It is general guidance; a definitive diagnosis is made by on-site inspection.
| Symptom | Possible cause | What you can do | Is service needed? |
|---|---|---|---|
| No response at all | Power supply, remote battery or control unit | Replace the battery, check that there is power | Yes, if it doesn't recover |
| Motor makes a sound, curtain doesn't move | Mechanical jam, rail obstruction, motor gear | Check for visible obstructions | Yes |
| Shutter stops halfway | Obstacle detection, shifted end-point settings | Check the rail for obstructions | Yes |
| Shutter comes down crooked | Slipped slats, dirty rails, uneven installation | Check visually only | Yes |
| Only one remote doesn't work | Battery or remote pairing | Replace the battery | Yes, for pairing |
| Runs noisily and with strain | Dust, salt build-up, wear | Note any dirt visible from outside | Yes |
How North Cyprus conditions affect roller shutters
The climate of Cyprus is demanding for roller shutters. Long summer heat wears plastic and aluminium parts; slats exposed to constant sun can expand and loosen over time. In inland areas such as Nicosia (Lefkoşa), dust and fine sand collect in the rails. In areas close to the coast such as Kyrenia (Girne), Famagusta (Gazimağusa), Iskele and Güzelyurt, salty humidity can cause rust on metal parts and oxidation at connection points.
That is why regular cleaning and periodic inspection of roller shutters in North Cyprus is a necessity, not a luxury. Build-up in the rails forces the motor to work harder than it should. An overworked motor heats up over time, its settings drift and its lifespan shortens.
Kıb-Tek power cuts and roller shutters
Shutters stopping halfway during Kıb-Tek power cuts is a very common occurrence. When power returns, the motor usually carries on from where it stopped; however, power that suddenly cuts in and out can corrupt the memory of some control units. In that case the shutter may only operate in one direction or its end points may drift. This does not mean the motor is broken, but a specialist is needed to readjust it.
A manual opening option is very useful in emergencies during power cuts. We recommend asking the technician during installation whether your system has this option and how to use it.
Why does a roller shutter stop halfway?
A shutter stopping halfway is one of the most common complaints. The main causes are:
- An obstruction in the rail or between the slats. The motor detects the obstruction and stops to protect itself.
- The motor's lower and upper stop points shifting. This setting is readjusted by a specialist.
- Wear and jamming of a curtain that always stops at the same point.
- A fault in the control or motor electronics.
- The sun or wind sensor issuing a command automatically.
When the shutter stops halfway, do not press the button again and again. The motor may be strained and a small problem can become a bigger one. It is better to try once and, if nothing happens, stop and call the service.
Warning: Do not force the shutter by hand, do not pull on the slats and do not insert tools into the rail. This can cause permanent damage to both the curtain and the motor, and also carries a risk of injury.
Safety: do not do these jobs yourself
An automatic roller shutter runs on electricity, and the motor housing must be accessed at height. Never attempt the following yourself:
- Opening the motor box or housing cover
- Disconnecting or changing cable connections
- Removing the motor
- Opening the control panel
- Removing slats or taking the curtain out of the rail
These jobs carry both an electrical risk and a risk of falling. In addition, incorrect intervention may affect warranty coverage. A specialist technician with the right equipment and experience solves the problem quickly and safely.
Information to prepare before calling the service
To get fast and accurate help from the service team, prepare the following information:
- Where the shutter is: which area and which room or facade.
- The approximate age of the shutter and whether it has been maintained before.
- When the fault started: after a power cut, suddenly, or gradually.
- Which symptoms you have seen: noise, stopping halfway, coming down crooked, no response.
- The simple checks you have already done.
- A photo or video, if possible.
This information helps the technician arrive with the right spare part and reduces the chance of a second visit.
Prevent faults with periodic maintenance
A large proportion of roller shutter faults can be caught before they grow through regular maintenance. During periodic maintenance the technician cleans the rails, checks the moving parts, listens to the motor running, reviews the end points and tests the control unit. In North Cyprus these checks need to be done more carefully for homes close to the coast.
We want to be clear about the warranty: REKA offers a 3-year warranty; if periodic maintenance is carried out without interruption, the warranty can be extended to up to 5 years. Maintenance is not free, and the warranty does not cover maintenance costs. In other words, maintenance is a separate service carried out to keep your system healthy and to preserve the option of extending the warranty. You can review our maintenance options on our maintenance and service page.
Safe habits at home
- Fully open and close the shutter at regular intervals; leaving it in the same position for a long time can stiffen the slats.
- Do not pile items in front of the curtain.
- Wipe rail dirt visible from outside with a soft cloth; do not spray water on the motor or electrical parts.
- In stormy and very windy weather, consider leaving the shutter closed or not using it.
- Replace the remote control battery regularly, once a year.
Repair or replace?
Not every fault means a new shutter. In many cases the system works smoothly again after replacing the motor, the control unit or a small mechanical part. However, if the slats are broken, the rails are deformed by rust or the system is very old, replacement may make more sense. Having an on-site survey done before deciding is the soundest approach.
REKA works with all brands. We contact the manufacturer immediately for the brand the customer wants. This way you get a quick answer on parts suitable for your existing system or on choosing a new brand. What to look for when buying a new roller shutter
If you decide to replace your existing shutter, consider these points for North Cyprus conditions:
- If you are near the coast, ask for materials and fittings resistant to salt and humidity.
- For sun-facing facades, ask about slat options with high heat resistance.
- Find out whether there is a manual opening option for Kıb-Tek power cuts.
- Think about whether you really need extra features such as sun, wind and obstacle detection.
- Make sure installation is done by a competent team and that you receive usage training after installation.
- Ask for the warranty coverage and maintenance conditions in writing.
