What is a motorised roller shutter?
A motorised roller shutter is a curtain of slats fitted in front of a window or door opening and moved up and down by a tubular motor. It can be controlled by a wall switch, remote control or smartphone. Common applications:
- Surface-mounted (external) shutters: Easy to retrofit to existing buildings.
- Concealed or insulated-box shutters: Give a look integrated with the façade in new builds and renovations.
- Converting manual shutters to motorised: A motor is added to shutters operated by strap or crank.
- Foam-filled aluminium and extruded aluminium slats: Chosen according to purpose and security expectations.
Another advantage of shutters is sound insulation. In homes close to main roads, entertainment venues or building sites, closed shutters reduce outside noise. Motorised shutters are a practical solution, especially for those who want bedrooms to be both dark and quiet.
Why are they so popular in Cyprus?
In North Cyprus the summer sun heats homes quickly; when the shutters are closed during the day, interiors stay cooler and the load on the air conditioning is reduced. Inland, in places like Nicosia (Lefkoşa) and Güzelyurt, heat and dust are the deciding factors; on the coast, in Kyrenia (Girne), Iskele and Famagusta (Gazimağusa), wind and salty air. In holiday homes left empty for long periods, shutters add an extra layer of security; with smart control you can open and close them remotely so the house doesn't look empty.
Motorised shutters are also a popular choice for businesses. Central systems can be installed in offices to reduce screen glare, protect windows out of hours and control all the building's shutters from one point. For ground-floor shops, shutters offer a lighter layer of security than shop roller shutters.
What to consider when choosing
- Number and position of windows: Do you want to control the whole house from one point, or just a few windows?
- Slat type: If sun control is the priority, insulated slats; if security is, sturdier profiles come to the fore.
- Control method: Wall switch, remote, timer or smart home app.
- Wind and sun sensor: In coastal homes a wind sensor helps protect the shutter.
- Power cuts: A manual release or a battery backup motor should be planned for Kıb-Tek power cuts; this is especially important for bedroom and emergency exit windows.
Shutter width and slat type determine the motor choice; for very wide openings the right power must be chosen so the motor isn't strained. In addition, a motor's obstacle detection protects both the shutter and the user by stopping when it meets an obstacle such as a flowerpot, furniture or a hand while closing.

Maintenance and warranty
Shutters last longer when the guide rails are kept clean and the motor limits are adjusted in good time. In coastal homes we recommend more frequent cleaning to counter salt build-up. For the motorised roller shutter systems we install: 3-year warranty; if periodic maintenance is carried out without interruption, the warranty can be extended to up to 5 years. Correctly set motor limits are important for a shutter to work properly; if a limit drifts, the shutter may not close fully or may be pulled too far into the box and damage the slats. On maintenance visits we check these settings and inspect the slat connections and guide rails.
