What is an automatic roller shutter?
An automatic roller shutter is a security door that closes off the shopfront and entrance openings of commercial premises, with slats that roll up around a shaft at the top. The motor turns the shaft to open and close the shutter by remote control or key switch. The main types:
- Galvanised steel slat shutters: For warehouses, workshops and premises needing high security.
- Aluminium slat shutters: Lighter and corrosion-resistant; suitable for shops in coastal areas.
- Perforated or transparent slat shutters: For shops that want their window display visible even when closed.
- Central and side-mounted motor systems: Chosen according to the opening and the shaft structure.
When choosing a shutter you should also consider how much light and air the slats let through when closed. Solid slats increase security and privacy, while perforated slats keep the shop window visible at night, maintaining its advertising effect. The choice depends on your type of business and the street it is on.
Where they are used in North Cyprus
Shops in the market area of Nicosia (Lefkoşa), high-street stores in Famagusta (Gazimağusa) and Kyrenia (Girne), workshops and warehouses in industrial zones, and new commercial units in Iskele are where shutters are used most. Lifting and lowering a manual shutter every day is tiring and, over time, wears out the springs and shaft. With a motorised shutter this becomes the press of a button; the security locking feature also makes it harder to force the shutter up.
In large warehouses and workshops, durability and frequency of use come to the fore. For a warehouse shutter that opens and closes many times a day, choosing a motor suited to that intensity directly affects its life. In areas with forklift and vehicle traffic, protective measures against impact can also be planned.
Choosing the right shutter
- Opening size and frequency of use: A shop that opens twice a day and a warehouse with constant forklift traffic need different motors.
- Slat material: Strike a balance between security and corrosion resistance; aluminium stands out for seafront premises.
- Box and mounting position: Whether the shutter box sits on the façade or inside is decided by the architecture.
- Security features: Anti-lift locks and obstacle detection in the bottom profile.
- Power cuts: Being unable to open or close your shop during a Kıb-Tek power cut is a serious problem; plan for a motor with battery backup or a manual override.
The shutter box and guide rails are visible parts of the façade; especially in market areas where the historic fabric is protected, it is important that they match the façade in colour and position. During the survey we work out a solution that takes municipal and building management requirements into account.
Options and accessories
- Remote control, key switch or keypad
- Opening by phone and connection to an alarm system
- Obstacle-detecting bottom profile and photocell
- Battery backup unit and manual chain override
- Colour and paint options to suit the façade
If you are looking for lighter protection for home and office windows, see our motorised shutters page. For food businesses we also offer cold room doors for storage entrances and dock shelters for loading areas.
Connecting the shutter to an alarm system takes your premises' security a step further. Features such as the alarm being triggered when the shutter is forced, or a notification to your phone that the shutter has closed, give shopkeepers peace of mind when leaving after hours.
Installation process
- Site survey: We inspect the opening, the lintel structure and, if there is an existing shutter, the condition of the shaft and slats.
- Quote: We provide the slat, motor and accessory options in writing.
- Installation: The box, guide rails, slats and motor are installed at a time that does not disrupt your business hours.
- Handover: Upper and lower limits are set, remotes are programmed and the emergency manual opening is demonstrated.
For details of the process, see our how it works page.
Maintenance and warranty
Cleaning the guide rail channels, checking slat connections and adjusting the motor limits are the basics of regular shutter maintenance. For the automatic shutters we install: 3-year warranty; if periodic maintenance is carried out without interruption, the warranty can be extended to up to 5 years. If your shutter won't close or stops halfway, contact our 24/7 breakdown service so your premises are not left exposed.
The most common problem with manual shutters is springs weakening over time; with motorised systems, limit settings and dirt building up in the guide channels are the main issues. At maintenance visits we check these points and recommend replacement if slats are bent or broken.
